Over the years we have worked on hundreds of different jobs. During this time, we have learned a lot about what it takes to not only get this type of project off the ground, but also what it takes to ensure the project is a complete success.
Below you will find 7 very important steps we have put together as you proceed on this new and very exciting journey. They are in chronological order and they will ensure you have a smooth transition no matter which route you choose to take.
Step #1 – Set Clear Goals
At Coastline Construction our number one goal is to deliver better than expected results on every job we complete. In order to do that, we need to have a clear understanding of exactly what it is you are trying to accomplish. That’s why it is so important you take the time to set clear goals.
To make setting goals a little easier, we have put together a list of 6 questions you should answer. Before you can create a new home for yourself, you must first set clear goals. When answering these questions try to be as practical as you can without letting your emotions play a part in how you answer them.
Question #1 – What is your ultimate goal? Are you looking to remodel or build from scratch?
Question #2 – If you are having a home built from scratch, where do you want it to be built?
Question #3 – How much can you afford to spend on a project of this magnitude?
Question #4 – Is right now the best time for you to do this?
Question #5 – Do you have a plan and does that plan make good financial sense?
Question #6 – What is your plan B?
Step #2 – Decide How Much You Can Truly Afford
Building a new home, especially a luxury custom home, is a big investment. This is not something you want to jump into without having a clear cut budget. You need to sit down and go over all of your finances to figure out how much you can truly afford.
Look at everything from the cost of land, to taxes, to the furniture you plan on decorating in the home. You also need to think about a contingency plan. With this type of project you can expect a few mishaps. While they may be minor in nature, if you didn’t plan for them, they can send you well over your budget.
Use a program such as Excel or Google sheets to create your budget. This way you can easily update it as things change.
Step #3 – Decide Where You Want To Live
Cape Cod is beautiful and offers amazing space to build a new home. The key is to figure out exactly where you want to live. Do you want to be closer to the beach or would you prefer to be tucked away in a private setting? When looking for a location, your budget will be the biggest factor.
You have to find a location that you can afford. That’s why it is so important you don’t skip over step 2. There is nothing worse than finding a location you love only to later find out you can’t afford it. In some cases it may be wise to opt for a fixer upper instead of going for a new build. Doing so can save you thousands of dollars and still allow you to get your dream home.
Step #4 – Make Sure You Have the Right Team in Place
At Coastline Construction we understand the importance of having a strong team behind you. The team of people you choose to work with will determine the overall success, or failure, of your project. You need a strong team that knows exactly what they are doing.
Our team takes personal interest in every project we take on. We will sit down with you and listen carefully to make sure we understand what you want. We set out to make sure every detail gets the attention it deserves. When you work with our team, you will never be left in the dark. We will keep you updated with phone calls, emails and most importantly, progress reports. Our top two priorities are always quality craftsmanship and excellent customer service. When you work with us you will be working with the best team in Cape Cod.
Step #5 – Plan out The Project in Detail
When taking on this type of project, planning every detail is extremely important. Always play the “what if” game and refuse to settle until all possibilities have been explored. Our project manager will work with you on every detail ensuring you get exactly what you want. Don’t be afraid to throw out big ideas. We love to hear them. After all, this is YOUR project.
No matter how well you plan, please understand unexpected things can happen. You must be willing to accept the inevitable. The most important thing is how your team reacts to these unforeseen situations. Our experienced team will respond swiftly and make sure your project remains on track and is a complete success. Our track record proves it.
Step #6 – Don’t Change Your Mind
Once construction has started, it is recommended you don’t change your mind. If you change your mind in the midst of construction, doing so will cost you more money and more time. Leading up to construction, we will work with you every step of the way. Before we get started, we want to make sure you are 100 percent on board and comfortable with the plans that have been laid out and the decisions you have made. If you aren’t pleased, tell us. We will work with you to get everything in place before construction begins.
Step #7 – Time to Enjoy Your New Home
Chances are you have spent a great deal of time and money creating your new dream home. Now it’s time to sit back, relax, and actually enjoy it. Revel in the fact you were able to accomplish something really amazing. Not a lot of people are able to build a new luxury home. You should be proud of yourself.
In the end you will realize your new home is so much more than 3 bedrooms, 3 baths and a big kitchen. It’s the place you and your family will be able to call home for a long time to come and enjoy and cherish many, many memories.
